Instagram for real estate agents in Cyprus: what to post when you have nothing new to list

Most agents post when they have a listing and go quiet when they don't. Buyers notice. Here's what to post in the gaps, and why the agent's face matters more than the drone.

Open the Instagram account of almost any real estate agency in Cyprus and you'll see the same pattern: a burst of posts when a new listing comes in, then silence for three weeks. Every post is a property. None of them is a person.

Buyers notice both things. An account that posts in bursts looks like a brochure. An account with no people in it gives a buyer no one to trust. And trust is what they're deciding on, long before they decide on an apartment.

Here's the plan we run for agency accounts, built around the gaps between listings.

The agent is the content

The single biggest change you can make is to put the agent on camera. Not a logo, not a voice-over, the actual person who will pick up the phone. In every account we manage, a presenter-led tour from a real agent gets more saves, shares and direct messages than the same property filmed with a drone and music.

It works because buying property is a relationship purchase. The buyer wants to know who they're dealing with before they call. Twenty seconds of an agent explaining why a neighbourhood is underrated does more than any amount of golden-hour footage.

Most agents hate the idea at first. We solve that with a script, a prompter and short takes. Nobody needs to memorise anything, and after the second shoot they stop noticing the camera.

Five things to post when there's no new listing

1. The neighbourhood, not the property. Walk through the area you sell most in. Where to park, which school, how far the sea actually is, what the Friday evening looks like. This is the content people search for and save, and it positions you as the person who knows the area.

2. One honest question, answered. "What does a buyer actually pay in fees in Cyprus?" "Is the title deed issued at completion?" "What happens if the developer is late?" Thirty seconds to camera, one question, a straight answer. These are the posts that get sent to a spouse with "watch this".

3. The market, in one number. What a two-bedroom in your area sold for this month versus last year. Rents versus purchase prices. No charts, just the agent and the number.

4. Behind the scenes. A viewing from the agent's point of view. The car between appointments. Keys. The signing. This is the "person" content that makes the account feel alive, and it costs nothing to film.

5. Old listings, new angle. A property that's been on the books for a while, filmed again with a different story: the garden in autumn, the view at dusk, the renovation possibility. Nothing is sold out of context; everything can be reframed.

Rhythm beats volume

Three good posts a week, every week, beat twelve in one week and none for a month. The algorithm rewards consistency and so do buyers. The practical way to achieve it is to film in batches: one shoot morning produces a listing tour, two neighbourhood pieces, three answered questions and a stack of stories. That's two or three weeks of content from half a day.

Greek, English, or both?

If your buyers are mixed, as they are for most agencies in Limassol, Larnaca and Paphos, subtitle everything and alternate the spoken language. Captions can carry both. For Russian-speaking buyers, separate content performs better than a third subtitle track. Don't try to make one post serve everyone; it ends up serving no one.

What to measure

Not followers. Saves, shares and direct messages, because those are the actions a buyer takes. And enquiries: how many people this month said "I saw you on Instagram". If that number isn't moving after three months, the content is wrong, and usually it's because the agent isn't in it.

We manage Instagram and Facebook for agencies and developers in Cyprus and Greece, including the filming. If you'd like us to look at your account and tell you what we'd change, the first conversation is free.

A 30-minute strategy call. We look at the project, the timeline and the buyers you need, and tell you exactly how we'd market it.
